The studio is located behind the main house on the property. • Access to the studio is through a gated driveway entrance • Guests walk past the driveway and backyard to get to the guesthouse (both areas are designated for the main house use only) • The backyard space is reserved for the main house • No designated parking space — street parking only There is no privacy fence separating the ADU from the main house at this time. While the units are separate and private inside, guests may occasionally see one another when entering or exiting the property. This is not a shared living space — just shared access for entry. We manage many properties throughout Southern California; and we have an extensive network with other property owners. Upon booking, we'll send you our rental agreement and an ID verification request. See below for a summary of the rental agreement terms. By booking, you agree to sign our rental agreement and complete the ID verification. No parties/events/third-party bookings without prior Host approval. Noise at dinner level only; quiet hours 9 PM-8 AM; no loud music. No overnight guests beyond stated occupancy without approval. No subletting, illegal activities, or smoking anywhere on the property inside or outside. Outdoor cameras monitor for safety/neighbors (do not tamper). Use pool/amenities at your own risk; Host not liable for accidents, injuries, illness, lost valuables, or items left behind. Report maintenance immediately; no refunds for equipment issues. Observe parking rules (Host not liable for tickets/tows). Host Rights & Guest Obligations: Non-disturbance required. Host may inspect/cancel for violations (all payments forfeited). Guest indemnifies Host against all claims/injuries from use. Cancellation per Airbnb policy.
