No subletting, illegal activities, or smoking anywhere on the property inside or outside. Outdoor cameras monitor for safety/neighbors (do not tamper). Use pool/amenities at your own risk; Host not liable for accidents, injuries, illness, lost valuables, or items left behind. Report maintenance immediately; no refunds for equipment issues. Observe parking rules (Host not liable for tickets/tows). Host Rights & Guest Obligations: Non-disturbance required. Host may inspect/cancel for violations (all payments forfeited). Guest indemnifies Host against all claims/injuries from use. Cancellation per Airbnb policy.

* No smoking or vaping (tobacco or marijuana) anywhere on the property. Smoking only allowed off the property, either at the sidewalk or in designated smoking areas in multi family properties. Violations may result in immediate termination of your stay. * Guests & Events: * All guests must verify ID via booking platform or directly with host. * No unregistered overnight guests or third-party bookings without prior approval. * No events or parties * Check-In/Out: * Check-in: 4 PM | Check-out: 11 AM. * Early check-in/late check-out must be approved and may incur a $25–$50 fee. * Unauthorized late check-out will incur a fee of $50 (up to 30 min late) and a full nightly rate for checks outs over 2 hours late. * Noise & Neighbors: * Keep noise to normal conversation levels. * Quiet hours: 9 PM – 8 AM. * No loud music or disturbances—please respect our neighbors and community. * Pets, Trash & Damages: * All pets staying in the home must be approved and disclosed at the time of booking. * Take out trash regularly. * Report any damages or stains during your stay. * Safety & Liability: * We’re not responsible for accidents, injuries, lost/stolen items, or parking violations. * Lock all doors and vehicles. * Security Cameras: * Exterior cameras are for guest safety and to help us take care of the property. * Tampering may lead to cancellation without refund. * Utility Caps: * Utilities are capped at $250. Any overages each month will be billed to the guest.
