Other Details to Note

There is a separate studio unit at the rear of the property. It has its own entrance. The backyard is currently an open shared visual space (no physical fence yet), but it is designated for only the main house's use. Living fireplace is only for cosmetic purposes. It can't be used for wood or gas burning. We manage many properties throughout Southern California; and we have an extensive network with other property owners. Use pool/amenities at your own risk; Host not liable for accidents, injuries, illness, lost valuables, or items left behind. Report maintenance immediately; no refunds for equipment issues. Observe parking rules (Host not liable for tickets/tows). Host Rights & Guest Obligations: Non-disturbance required. Host may inspect/cancel for violations (all payments forfeited). Guest indemnifies Host against all claims/injuries from use. Cancellation per Airbnb policy.

* No smoking or vaping (tobacco or marijuana) anywhere on the property. Smoking only allowed off the property, either at the sidewalk or in designated smoking areas in multi family properties. Violations may result in immediate termination of your stay. * Guests & Events: * All guests must verify ID via booking platform or directly with host. * No unregistered overnight guests or third-party bookings without prior approval. * No events or parties * Check-In/Out: * Check-in: 4 PM | Check-out: 11 AM. * Early check-in/late check-out must be approved and may incur a $25–$50 fee. * Unauthorized late check-out will incur a fee of $50 (up to 30 min late) and a full nightly rate for checks outs over 2 hours late. * Noise & Neighbors: * Keep noise to normal conversation levels. * Quiet hours: 9 PM – 8 AM. * No loud music or disturbances—please respect our neighbors and community. * Pets, Trash & Damages: * All pets staying in the home must be approved and disclosed at the time of booking. * Take out trash regularly. * Report any damages or stains during your stay. * Safety & Liability: * We’re not responsible for accidents, injuries, lost/stolen items, or parking violations. * Lock all doors and vehicles. * Security Cameras: * Exterior cameras are for guest safety and to help us take care of the property. * Tampering may lead to cancellation without refund. * Utility Caps: * Utilities are capped at $420. Nearby commercial hubs include Crenshaw Boulevard retail, Baldwin Hills/Crenshaw corridor and shopping at Crenshaw/Exposition and Crenshaw Plaza. Housing stock is chiefly single-family 1930s–1950s homes; the vibe is community-oriented with growing dining and cultural amenities.

Bikeable for local trips; local rideshare and taxi availability is good. Major nearby parks: Leimert Plaza Park and Kenneth Hahn State Recreation Area (short drive).
