Observe parking rules (Host not liable for tickets/tows). Host Rights & Guest Obligations: Non-disturbance required. Host may inspect/cancel for violations (all payments forfeited). Guest indemnifies Host against all claims/injuries from use. Cancellation per Airbnb policy.

Violations may result in immediate termination of your stay. * Guests & Events: * All guests must verify ID via booking platform or directly with host. * No unregistered overnight guests or third-party bookings without prior approval. * No events or parties * Check-In/Out: * Check-in: 4 PM | Check-out: 11 AM. * Early check-in/late check-out must be approved and may incur a $25–$50 fee. * Unauthorized late check-out will incur a fee of $50 (up to 30 min late) and a full nightly rate for checks outs over 2 hours late. * Noise & Neighbors: * Keep noise to normal conversation levels. * Quiet hours: 9 PM – 8 AM. * No loud music or disturbances—please respect our neighbors and community. * Pets, Trash & Damages: * All pets staying in the home must be approved and disclosed at the time of booking. * Take out trash regularly. * Report any damages or stains during your stay. * Safety & Liability: * We’re not responsible for accidents, injuries, lost/stolen items, or parking violations. * Lock all doors and vehicles. * Security Cameras: * Exterior cameras are for guest safety and to help us take care of the property. * Tampering may lead to cancellation without refund. * Utility Caps: * Utilities are capped at $100. Any overages each month will be billed to the guest.
